You know you have a big termite problem when they start to build their nest out of the wall and on to your sofa. This is the situation a homeowner in Morningside Brisbane experienced this weekend. She pulled the sofa away from the wall to clean and found the corner of her lovely three seater covered in termite workings and some very startled termites.

Thermal Inspection – Robertson

It was a rainy Saturday in Robertson, while we were installing a chemical treatment we received a phone call from a worried customer in Robertson. On the phone the customer informed me he inspects his house regularly for termites and has just spotted what seemed like mud coming out of the wall. As we were busy installing a chemical treatment on a Saturday we arranged to see him Saturday afternoon for a free termite check.

When we arrived we quickly went up into the roof void and identified the customer definitely had subterranean termites (coptotermes acinaciformis) in the roof. We used a boroscope to see inside the walls to access the termite damage, fortunately for the homeowner the damage was minimal.  As it was getting late we used Termidor foam to kill the live termites to give the customer peace of mind, then came back Monday for a full Termite Inspection.

A full Termite Inspection starts with a visual inspection using a knocker and a moisture meter is passed over all walls.  We then use the latest thermal imaging camera the Flir E50 to measure the surface temperature of all walls. Please see the photo to the right, this is what the thermal camera found in this inspection. The darker patch above the door frame is live termites, Please ignore the glowing ceiling as this is from the sun heating it up due to no insulation. As the termites bring moisture into the house the surface temperature lowers which is a certain give away to a trained thermal camera technician. If your Termite Inspector doesn’t have a thermal camera he could easily miss termites inside your walls.

Termites – Brisbane and the Big Wet

If you live in gorgeous Brisbane, you will know, love or hate the climate we live in. Unfortunately Subterranean Termites also love our high humidity and our beautiful weather. Brisbane is a sub-tropical city and most summer days are fine, hot and humid. When we have a good down pour of rain like the one in January 2012, it does not take long for all our wonderful pests (like flies, flying insects, mosquitoes, crickets and Termites) that we have in Brisbane to flourish and multiply.  A determined pest that every home owner does not want is the damaging Termite (white-ant ). As soon as the rain has gone and the sun is beating down the humidity rises and unfortunately so will the termite activity in your local suburb and possibly your home.

Pest Inspection: The Gap – Moisture and Drainage Issues

One of the first things any termite expert will tell you is that termites are drawn to moisture. It is, in fact the number one attractant for termites even above food sources (timber etc). So it’s safe to say that when termites are given free reign of untreated timber and an ample water source, the results can be disastrous for the home owner.

When called out to a house at The Gap recently we noticed that this home had quite an issue with moisture and drainage.  The house has a current termite infestation and has had several other infestations over the last couple of years, all  dealt with by another pest management firm.

The problem is obviously, that termites keep re-infesting this house.  This is due to two main factors:

1. Inadequate drainage – excessive moisture is building up against the structure at the foundation level and in the subfloor.

2. No current termite preventative system is in place.

Clearly, previous treatments have been ineffective. For more than one reason. Firstly, no preventative chemical barrier was in place at this home.  Foaming and dusting can be a temporarily ‘fix’, but they aren’t  dealing the real issue, the thing that keeps the termites coming back.  The first thing the home owner needs to do is address the drainage problem. Termites won’t be able to resist such a ready source of moisture and timber.

The first step needs to be getting in a licensed plumber to fix up any moisture or drainage issues on your property.  Moisture can interfere with a chemical termite prevention system especially when there is soil subsidence or movement.

After the moisture has been properly dealt with, a comprehensive chemical termite prevention system should be installed by a qualified pest control company. These two steps, together will help this home owner feel confident that his home will remain termite free for years to come.

The Ultimate Termite Treatment – Mt Gravatt

The Importance of a Termite Treatment – Morningside

Many Homeowners ask us this single question – “what is the best thing to do about termites?” Without hesitation, we state that you should ensure the house is protected by a current chemical treatment.

Termite Treatment – Runcorn – Possum Man Finds Termites In Roof

The moral of this story is “we recommend regular termite inspections”.

It was just before Christmas 2011 when we had a worried customer ring asking us for a free quote and some well needed professional advice from a qualified technician, she had contacted the right people Conquer Termites South CentralWhen arriving at the home in Runcorn it was soon discovered this lovely home-owner had significant termite damage to one side of her house.  Unfortunately for the home-owner termites had damaged the whole of the bottom plates, studs and even the top plates of the house (please see photo below).

Nick Wood explained that the bottom plates are what the walls sit on, studs are vertical supports to hold Gyprock or Plasterboard and top plates support the roof.  As you can see in the photo, the top plate has been eaten to a point where it has fallen away.  When termites have eaten their way to the top plate this is when the house can become structurally unsafe and a qualified builder is needed.  This can become a very costly situation to be in when the bottom plates, top plates and studs need to be replaced, possibly well in excess of $10,000.

As our technician proceeded to do a very thorough inspection of the whole house using all the tools of the trade, a tapper, termatrac, moisture meter, thermal camera and boroscope the home-owner was informed that there was significant damage behind the walls and a qualified builder would be required.  It is quite amazing how this sort of situation can come about, if this particular home-owner did not hire a possum man to remove a troublesome possum from her roof, the termite damage would have been significantly worse or not noticed at all until it was too late.

Termites – not a happy surprise for an Underwood Renovator

I received a phone call from a new customer in Underwood last week, who had found probably the last thing that a renovator wants to find.  He and his builders had been cutting a hole in his brickwork and found live termites! Obviously, we organised a thorough termite inspection to be done as soon as possible.

A lot of people with brick homes tend to think they are safe from termite infestation, when in fact they are just as susceptible as anyone else.  A lot of homes are simply brick veneer, and these can be some of the worst, as the termites can crawl behind the veneer and remain undetected for a long time.  Did you know that termites can actually be eating your house, undetected for up to 10 years?  This alone seems a good reason to have regular inspections if there ever was one.

Even double brick homes with steel frames can come under attack from these determined little creatures. A CSIRO termite specialist says “They just get in and start eating the architraves or the paper on plasterboard, that sort of thing. Just because your house doesn’t have timber framing doesn’t mean they won’t get you.”

In fact, termites can squeeze through a crack as small as 2mms.  There are very few homes that can claim that they wouldn’t have an entry that small somewhere in their home or foundation.

Obviously, this Underwood home had been under attack for quite some time. Not only did we confirm the live activity his builders had found, but with the help of a thorough inspection and our thermal imaging camera (more about that in another post) we were able to detect other areas of live activity that they  may never have found. One of these was so extensive that the entire hardwood stud had been eaten through all the way to the roof. The damage to this stud was completely concealed! Termites  by their very nature are sneaky. They prefer to eat their food (this Underwood home, in this case) from the inside out.  They do this to protect the virtually blind colony from predators (and detection) and control the humidity and moisture that they need to survive.

We also found termite damage and live activity up in the roof void. Obviously, our Underwood customer booked in a chemical treatment on the spot.  And since he booked in September, he was able to take advantage of our Spring/Summer deal and we deducted the price of his inspection and we threw in the foaming treatment (which is an excellent short term way of dealing with the live termites found. A complete chemical treatment is usually strongly recommended). So the only good piece of news our poor homeowner got that day was a handy $400 saving.  He was very relieved, however at the thoroughness of the inspection and the areas we were able to detect that they may not otherwise have done.

Remember, if you are extending your home, it’s vital that you also extend any chemical treatments you have in place, to make sure that your entire home is still protected. Even if you haven’t detected any termite activity yourself, to be safe you should book a termite inspection at least every 6-12 months.  And if you DO find any termites, be careful not to disturb them. This is only going to encourage them to move to an even harder to detect area.

DIY Termite Treatment – how not to do it!

There are many things that you have to love about the Australia male. One of the most enduring characteristics is his desire to do things himself. I’m not talking about the sissy urban pursuit of purchasing a flat pack from Ikea and arming himself with an Allen-key. No, I’m talking about serious stuff like installing a chemical treatment around his home to stop termites (white ants).

We recently treated a house in Capalaba where the owners found live termites in the bathroom. Before we arrived, the man of the house and his father in-law tried to apply chemical to the soil outside (see attached photo). I am not knocking the spirit of the endeavour, we all love a person that gives it a go, it’s more the mislead delivery of good intent.

They went down to Bunnings and bought a proprietary termite chemical that they thought would do the job. The problem is that the chemical they purchased is regarded as “yesterday’s chemical” and no legitimate Termite company would consider to using it due to health and performance issues. Also, the delivery of the chemical was inappropriate, but creative. Their way of applying the chemical down a tube seemed a good idea, but it just didn’t do the job.

When you understand that termites travel towards your home in tunnels in the soil, usually no more than 30cm below the ground and will eventually hit the footings of your home finding a conceal entry point. They can sense the timber above the ground. To termites your home is just a “big” tree that they desperately want to get into.

A homeowner needs to consider the best way to apply the termite chemical around the base of the house to secure the best result.

It must be applied continuously around the building, otherwise the termites will gain entry from one side under the concrete slab. All registered termiticides need to be applied in a mixed solution to loamus soil. You need to ensure the trenches you dig are down to the footings and at least 150mm wide. Where you have concrete paths or driveways, you need to drill 12mm holes every 200mm apart and inject the chemical under pressure. As a rule of thumb, you should pump 100 litres for every 10 lineal meters.

If you are considering to self-treat your most valuable asset, remember, more chemical is not better, it’s how and where it is applied. And remember, a self-treated house is not considered legal if it is done by an un-licensed homeowner.

From time to time, when booking a termite inspection, a client will ask us whether it is necessary to move furniture or stored items before we come.  And while we certainly don’t aim to inconvenience any of our valued customers, if you want a thorough inspection done, the short answer to this is “Yes”.

Of course, not everything in your home needs to be moved. But the fact is that subterranean termite nests and bivouacs, or sub-nests (and here in South East Queensland, these are the type most commonly found to be doing damage to homes) can at times be difficult to locate.

Therefore, the only real way to detect them is to search for evidence of their workings. While they can gain entry and attack almost any area of your home, the most likely areas include sub-floors, alongside water pipes or electrical wiring built into your walls, door and window frames, skirting boards and any cracks or crevices in your foundation or walls. So you can imagine how important access to these areas is.

Case in point: a home we did in Albany Creek, on Brisbane’s north just a week ago. It was a typical two-storey home that had been built in underneath by the previous owner-builder, with plenty of cupboards and storage space.

The current owner and her son had had a lot of personal items and boxes stored down there for the past two or three years and they were all still there when we arrived to do the inspection. During the inspection, we found live termites in the laundry wall and in one of the adjacent walls, but we were unable to gain access to the cupboards due to the stored items. We were uncomfortable with skipping that area, so we arranged for the customer to have her things moved over the weekend, and agreed to return to finish the inspection once that was done, as we were confident we would discover that termites were attacking that section of the structure as well.

Once the items had been removed and we access to these cupboards, we found that termites were in fact active in 4 different areas, the worst, not surprisingly being the cupboard nearest the hot water system.

You can see in these pictures just how much termite activity is visible here – none of this would have been detected had the areas not been cleared and had we not had decent access to them.  Imagine the amount of damage that could have continued to go on unabated!

So, remember. The most important factor in your termite inspection is that it is thorough; and the only way a termite technician can get that is if he or she has access to all areas. It might be a slight inconvenience now, but think about how much trouble it could save you later.

A tricky termite treatment in Camp Hill – lifting a timber deck

We all enjoy the wonderful lifestyle Queensland South East has to offer – warmer winters and outdoor entertaining with friends and family, to name a few. And a “must have” to maximize that lifestyle is a deck with a six burner BBQ. But sadly, not much consideration to termite proofing, or access for installing a treatment, is invested when the weekend warrior constructs the most useful part of the house.

When a house has a termite infestation, you must treat them inside and then install a chemical treatment into the soil around the base of the house. If you have a deck that has been constructed low to the ground there is no other option put to lift up the deck boards to allow treatment to be applied. If the deck boards have been screwed down, there is a good chance to un-screw the boards. But if the have been nailed, you have to punch the nails all the way through to lift the boards. There is another complication when the boards don’t run parallel to the house. That’s when you have to use a circular saw to cut along a joist.

Termites attack a house in Tarragindi

We recently treated a house in Tarragindi for termites with Termidor. Like most homeowners, they were completely unaware of the infestation until it became evident in damaged skirting boards. They thought they were protected as they have ant capping on top of their concrete walls. Sadly, a piece of tin will not stop termites. It is just meant to be a point of detection, not a deterrent. 

Ant capping is a legacy from the days when houses were built on wooden stumps. Because termites can eat out the middle of the stump and gain entry into the joist undetected, homeowners and builders would place a piece of flat tin inbetween, forcing the termites to go over the edge. Even now it is a requirement under our Building Codes. What benefit a piece of tin will do on top of a concrete stump is very debatable.

From these photos, you can see that termites can easily travel under ant capping and find timbers in your home. Don’t let this happen in your home. Check regularly along and under the ant capping to see if there are any termite leads penerating your home. Keep stored items and gardens away from the wall to enable good visual access. Which Termite Treatment Is The Best? Case Study – McDowall

You can see in this photo taken at the McDowall home, 2 different termite management systems in place, a reticulation system, and a well known chemical and physical barrier.  This in itself is not uncommon, and both of these products are relatively popular and found commonly in Brisbane.

It can be difficult to see, as this photo was taken in the subfloor of the property, but the purple reticulation system is at soil level and should have been repacked in soil after installation.  The other, more obvious termite management system, the orange physical barrier is only effective if it encircles the entire area, not just part of it as we saw in this home.

 There is nothing at all wrong with either of the chemicals or products used here.  Had they been installed correctly they absolutely should have been enough to keep this house safe from termites for years to come, as well as the kind of damage this McDowall homeowner is now faced with.

So remember, when talking to the person doing your property inspection; don’t be afraid to ask questions.  Don’t just ask which treatment chemical they recommend, but also which treatment protocol they feel will best keep your home safe.

Luckily, it is not often that you find more than one type of live termites in a house at the same time. Recently, when conducting an inspection at a house in Manly, Queensland, we found that it had four different types of termites chewing away at the wooden stumps and interior timbers. For the termite savvy readers, we found 1. Coptotermes, 2. Schedorhinotermes, 3. Heterotermes and 3. a native Dry-wood type known as Cryptotermes primus.

The only option in this kind of case is to immediatley eradicate all the activity. We recommended the transfer poison – Terimdor, as it would be affective on all these termites when applied initially as a foaming treatment and then as a preventative treatment in the soil.

We often get called out to tackle tricky jobs. One that causes a certain challenge was when we pest controlled an 80 ft. luxury yacht at the Manly Royal Yacht Squadron for cockroaches.

You cannot spray the outside perimeter nor do roofs void dusting. Basically you need to target the chemical to the areas inside that could be harbouring cockroaches. An effective and safe approach is to use bait gel. Bait gel is applied in dabs inside cupboards and other nooks and crannies of a boat. The cockies soon detected the gel and readily eat it. They soon die and their carcasses are then eaten by the remaining population. It can have a “cascade” affect and eliminate the cockroach population on the boat in a matter of days.

Some houses in Brisbane make technicians really think outside the square.

Not only do we need to keep termites out of the house for 8 years but we also need to retreat the house in 8 years time. Take a look at these pictures. We had to cut all the floor boards on this deck, dig a small trench,  lay Altis Reticulation system in the soil then we installed Homeguard to stop termites coming up from under the deck to the house. Once the chemical had been applied we coach bolted a new bearer to existing bearer then we re-laid the floorboards.
